Vittorio, the host, is very helpful. I am travelling on a bicycle with a bicycle trailer and he locked my bicycle in a safe place and he pulled my heavy trailer the aprox. 25 stairs up to the first floor where his dimicile is.
He rents out two rooms. Both rooms are very spacious with a private bathroom. The first is about 4.5m x 4m plus a bathroom, it contains a comfortable double bed and a desk with a chair and a small desk top fridge on it.
The first one is already on Booking.com, I stayed there the first night, and it is newly renovated. Vittorio has just finished it a few days ago. He told me that I was his first guest after renovation.
But the second room, in which I stayed a second night, is not yet on Booking.com because it is not yet completely finished. It has a wardrobe on either side and a bed above the wardrobes at a height of aprox. 2m above the ground. One can stand there because the room height is about 4m. There is a ladder to climb up to the bed, which might be difficult for some people. The advantage is that one has enough space below. One finds a desk and a chair there too.
Vittorio's place is centrally located, just a few hundred meters from the Due Torre and the Piazza Maggiore. There are many bars and restaurants around. Also several are very close, e.g. Conad City is just about 50m to the right after leaving the building where his apartment is.

For me, everything was excellent.
But if one has to climb about 25 steps from the ground floor to the first floor. Thus, although I can really recommend Vittoro's place, if you aren't goot on foot, his place isn't your place. And if you are afraid of heights, then you shouldn't stay in his second room.

The room is inside an apartment on a busy via in central Bologna. There's a coffee shop right below on the street a market across from you and bars and restaurants in less than a couple minutes walk. Vittorio is the host and an absolutely wonderful fella. Happy to assist if he could ,shared recommendations for local businesses and made sure that our stay was as pleasant as possible. The room is spacious as is the adjoining bathroom (you have to leave the bedroom and step through another door) it is up a flight of stairs to reach the apartment from the front door but it isn't a strenuous climb. Bologna is a compact city and easy to navigate on foot which was our preferred way to see the city from San Luca basilica to the university district and everything in-between. Places we liked to eat and drink in were Le Moline, osteria, Fabrik which is at the junction to the right when leaving the apartment, the many 051 osteria's and many more besides. Vito has a list he can share
Only minor things, I prefer a softer bed but my partner was fine with it, the street can be noisy so if you are sensitive to noise take ear plugs. A cold fridge in the room would be welcome and don't forget to close the shutters at night or the street lights will keep you awake!

The room was big and spacious, the host was very nice.
2 main problems: the room is listed as having a private shower/toilet. As it turned out, the toilet isn't an en suit and is in the main corridor. The host said it would be used by me exclusively, but still, anyone could use it from a nearby room/unit, so there isn't much privacy. You have to get fully clothed in order to go there.
A second issue is the strong light of the street lamps, which projected directly into the room and kept me up at night. The curtains were very transparent. Later, the host told me there is an outside cover, but I wish I'd known about it sooner.
The bigger problem was the toilet part, it can't be presented as if having a private bathroom if it can be accessed by other people.

Within easy walking distance for central and famous sights (easy walking level - quite central location). Close to train station with easy access from the airport (15min walking) or airport bus station (10min walking). Variety of cafes, mini-shops/food stores and restaurants close by. Staff is friendly, smiling and pretty helpful as well as available 24/7, if needed. Generally good value for money, a quality choice although central area of the city! Some rooms are with bed to an upper ensuite level with ladder access so if there are any mobility issues you should state them when booking, otherwise is quite an experience.

Super location with a lovely little cafe downstairs that we have daily breakfast at and corner shop across the street. We loved opening the window and shutters on to the street for its charm and the detailed information we received about our stay. We were two solo females travelling for a conference and felt very safe and welcomed by Vittorio. It was a great bonus having the mini fridge and kettle.
Our bathroom did have a lighting issue when there so it was rather dark, and on our last day the power went out so there was no hot water. Vittoria was very apologetic though and checked in to make sure we were OK
