It's not a single event, but overall the personal seemd pretty unmotivated, a smile was the exceptions, and pro-activity isn't there strength. In addition, we were stolen some items from our room, low-value items, no big deal. But when employees steal it clearly demonstrates a bad culture at the hotel.

The rooms were very dated and shabby. I couldn’t get the TV to work and there was no fan in the bathroom which smelt slightly unpleasant and water was dripping down onto the balcony. Nevertheless, I was pleased to see the bed had a new mattress.

The location is excellent. The pool area is much nicer than the rest of the hotel.
The whole building need to be refurbished. Room locks with keys, no safe in the rooms, the furnitures are old enough. It seems everything like in early 90's. Moldy walls, who knows when the air conditioner was cleaned, the wind whistles constantly at the poorly closed window, everywhere Hotel Playa Mar (former name) signs. I cannot offer honestly.

Although the property is dated, it is big and has all the facilities you need for a family holiday.
The rooms didn’t have fridges or a kettle but the staff at reception and the bar helped to store food and to heat up things (essential when travelling with kids) the staff were really helpful and polite and friendly. The pool was loved by the whole family and the distance you the beach and the supermarket was really close by. The room was cleaned every day and the kids were happy with the food at the pool side and the tv channels.
The breakfast was the same but still very good for the family to fill up on for a day of fun in the sun!

I’ve travelled the world and this is by far the worst hotel I’ve ever stayed at. How this is a 4* hotel is beyond me. I’ve stayed in better, lesser star hotels in 3rd world counties better than this. Absolutely shocking, from the worse breakfast I’ve had to an absolute , run down smelly hotel with no room for improvement. I even moved to the hotel next to it because the stay was so horrible. Can’t believe what a waste of money.

The room was great with a balcony and sea view, which helped that holiday feeling. The breakfast was limited but fine and the views from the 8th floor restaurant where spectacular.
There is a nice pool and the deep end is deep with a diving board. Also, the hotel has beach towels.
The hotel is a 15 min walk from the train into Lisbon centre, There is a good selection of restaurants at the back of the hotel and the nice long beach is a short walk.
We don't know why, but almost all the staff were not happy. This was at breakfast, the bar and reception
The façade of the hotel is very tatty and all over the hotel there needs to be refurbished, There were chips on the corners of corridor wall, chunks taken out of the wood in the lift and the bedroom was well used. (A small investment could greatly improve the hotel)
This hotel hasn't any USB sockets in the bedroom or in the public area.

After reading some other reviews, we were were expecting a less-than-pleasant stay. (We chose the hotel fairly last minute because of its location.) We were very pleasantly surprised. The room, though on the small side, was immaculate and serviced daily; the staff were pleasant and friendly. The breakfast provided a great choice - from bacon, eggs, sausages to croissants, pastries, ham, eggs cereal, crepes, yogurt, fruit etc. It was great to eat breakfast overlooking the sea at a window table.
Is there room for improvement? Simple things like tea/coffee facilities in the room plus a mini fridge would be appreciated. (There was a cupboard built for a mini fridge but it was empty). It seems a shame that the hotel doesn't use the large breakfast room to provide an evening restaurant for guests (though there are plenty of restaurants nearby)
Would we stay here again? Absolutely!

bad points: this is not a 4 star hotel, it's a 3 star. If the price had reflected that reality, I would feel more positive about it.
I had a standard room - there is no safe, no fridge, no tea/coffee facilities, no kettle, no balcony. I asked at reception for a kettle, apparently they have 2, which were both in use.
To state it has a "garden view" is misleading: the view is of a carpark and a pile of rubbish bags. There is no garden.
I visited in October - the pool and bar were deserted - maybe in high season they are not.
The restaurant/bar on the 8th floor has an amazing view - it's only open for breakfast. Maybe in high season this differs.
There were some stains on the room wall and the curtains were badly stained. The walls are thin, so sometimes it was noisy.
On my last day, while I was at breakfast, the staff installed another bed in my room, which took me by surprise on my return.

Our twin room was tired. It had not been updated in years. The bathtub was dirty at check in with rust as well as dirt. The carpets made our socks dirty and the lights had missing bulbs. A weird room and the air conditioning sounded like a helicopter all night. We left. It was awful. We couldn’t stay in the room. The hallway smelled terrible. It was an emergency room we needed and all that was available. We should have drove farther to find something better.

The hotel needs an urgent refresh: the furniture is very old, the carpet has probably not been changed since decades and on some places paint was missing. The air conditioning was not working properly as well, and the bathroom had an awful smell since the ventilation was not working. The breakfast was very disappointing and uninspired - no fresh fruit or fresh juice (in a country like Portugal), the bread seemed everyday a day old, and no milk alternatives, and the staff at breakfast were always very unfriendly and not bothering to be a bit subtle when cleaning or setting the tables.

The hotel was built in 1966 with a refurb in 2005. It was a combination of old 50's-60's luxury and updated beds in our room with nice sheets and pillows, towels were a tad thin. Nice furniture in lobby, very decent breakfast room. Very spacious throughout. Fast elevator. Our 5th floor room (room 511) had a FANTASTIC TOTAL OCEAN VIEW and the night we came in there was a crazy storm with high winds and the waves were "extreme surfer worthy". Totally fun. The breakfast was FABULOUS with everything you could ask or hope for with a VERY NICE STAFF in the breakfast room, the bar and the reception. The hotel parking lot had a tricky entry, just turn in from the main city parking right at The Jasmine Restaurant, a skinny driveway. It was close to many restaurants within the block. The Soya Noodle Bar WAS THE BEST and was packed for 2 hours but we got right in without a reservation. I do advise to make a reservation. We had a great time in Carcavelos along the boardwalk. What a great stay. We highly recommend Carcavelos Beach Hotel!

Great location close to beach and railway station, both a short walk, breakfast was good with lots to choose from and the coffee was good. Probably the best thing snout this hotel is breakfast view from 8th floor and friendly staff.
We had previously stayed at this hotel and it was a fair experience. The next time was while undergoing some renovations (pool an lobby) but sad to say the rooms are not renovated, very outdated, not enough electrical plugs, no USB or USBc outlets, no chair to relax and overall it felt like our room 504 was a two star at best, very cramped and uncomfortable. Fridge did not work, AC was also not working properly, just the fan, no cooling and the entry door knob was loose (we told reception), but nothing was done. In the bathroom no toilet roll holder and only one face towel. The bathroom floor while had been cleaned shows some engrained stains that are unpleasant.
The blackout curtains in the room are threadbare with many rips in them, and at night all the light from the parking lot shines through, and yes it faced the rear of building, again very unpleasant to sleep if one expects a dark room. No balcony.
Please also do something about the key holders as they are huge and outdated.

I liked the view from 8 floor directly to the ocean at a breakfast time. Location quite good just about 100 meters from the beach.
Building is old it needs renovation from outside and inside as well.

The ocean view from the hotel room and the top-floor restaurant is fantastic.
My room was neatly cleaned every day.
The staff at the reception were always helpful.
I've asked for an electronic invoice via email, which I've never received til today.

The hotel is old and needs to be updated. Staff was friendly but extremely unorganized.
