We booked well I'm advanced and found out last minute that we couldn't stay in the hotel due to construction. They did relocate us, but the communication was so poor I thought it was a scam. They never updated my booking com and offered no discount or even apology that we couldn't stay where we booked. This was marathon weekend so everywhere else had increased in price massively. The hotel they relocated us too was very old and didn't have the best facilities.

Location was great, near carparks,bars, restaurants and the lanes.

The keypads for the lift and rooms were annoying and not user friendly. The bathroom wasn't closed off and the frosted toilet door was very off putting . The windows are not one sided glass so people on the street can see in, so blind has to be closed so you have limited light. We booked a Superior room, I am not sure we had one at all and definitely not a king size bed, an espresso machine doesn't make it superior.

Brilliant location and really fun room design - the bed was comfortable and the room itself was spotlessly clean and was way more visually interesting than your average hotel.

The bathroom lacks privacy - the door to the toilet is see through! Wouldn't be an issue for everyone but we do like to try and preserve some romance!

Good location.

Reception was dark and dingy - not very inviting. Room layout was odd and not like pictured on the website. No bedside tables, had to leave everything on the vanity located behind our heads. Decor very outdated. Bathroom had no door and a random window - didn’t feel very private. Bathroom was also filthy, so was the bedroom. TV didn’t work and kept switching on/off after 5 minutes of use. Kettle plug very short and no where to use.

The location is fab, and the staff were genuinely brilliant - both of those I can’t praise highly enough. I’ve been staying here once or twice a year for the last 8 years or so, and the overwhelming feeling is almost one of decay? Rooms that were once stylish and intentionally chic and minimal now feel worn and have lost that aesthetic. It’s far from dirty - if anything, it felt very clean, but just worn down and in desperate need of some love. This hotel is a gem in central Brighton and has the best location. I just wish someone would spend some money on surfaces and some new bathrooms, because that’s all it would take.

Location of the hotel is great! Super close to the Lanes, really lovely bars and restaurants in the area.

Prior to our visit we had requested parking and were told it was £30 from 3pm on the day of check in until 12pm on the check out day - my advice is don't bother. We found a great car park at the swimming pool behind the hotel (no more than 2 minute walk), which we booked through justpark from 10am on the day of check in to 3pm on the day of check out. This cost us the same amount and we included insurance. Upon checking in to the hotel, we were given a room on the first floor that looked out onto a solid wall. There was very little light. The room ultimately felt incredibly dated and unclean. There were chunks taken out of wooden furniture and black marks all over the bathroom floor which was really unappealing. I felt like i needed to wear my shoes the entire time. Another note which may not be a problem for others, sound reverberation was a real problem and we felt like we were staying in a tin can. When we asked to change room, we were smirked at and told they were fully booked (fair enough) and that we could send in a formal complaint. No offer for us to speak to anyone and the attitude that it wasn't really their problem. Thankfully we did enough in Brighton that we were in the hotel to sleep only, but the room was definitely not worth what we paid for 1 night and I wish we had gone for a slightly more expensive one in another hotel given it's condition.

Wonderful staff. It was probably all in my head but it didn’t feel at ease. On the second night people were running up and down the corridor and talking drunkenly outside the door. I reported that to reception in the morning and they checked the cameras. I just didn’t feel too secure travelling alone.

We Had booked hotel due to parking and early check in options, we were only informed these were not available after booking. Room was freezing cold despite trying to adjust heating. We only stayed one night on 20 April 25 but our superior double room was very well equipped with everything we needed, including full size ironing board, mini bar, complimentary tea & coffee, toiletries etc. The bed was compfy and the room was air conditioned. I especially liked the size of the bathroom and the two mirrors plus magnifying mirror. The car park being under the hotel made our stay even more pleasurable. The hotel location is perfect, right in the centre between the sea front and the lanes area. The staff were amazingly friendy, curtious and helpful and are thanked for their hospitality. We have stayed in many Brighton hotels but this one stands out as the one we will definaltely be returning to again and again. Thank you for a lovely stay.

Unfortunately, the bar wasn't open when we stayed. Looked as thought it was being revamped beautifully and we are looking forward to using it when we return.

I've stayed here on 3 separate occasions, it's a great location. However on my 4th time, I was disappointed. The room was very tatty and tired, bed was uncomfortable and the bathroom smelt. Also, the pin access to the carpark, lift and room was quite frankly a pain in the arse. I returned as a previously satisfied customer but will not stay here again

Great designed, large rooms. Very central and easy to access from train station. The room had coffee and tea which I really appreciated. Staff was helpful and kind.

The rooms are not cleaned daily. When I asked about it I was told that they clean it every 3 days. My room was missing some amenities such as iron, iron board or any other hygiene products. There were no instructions in my room, not even do not disturb cards to hang to the door. No room service is available. There is some information on the TV which I don't find very accessible. There are no phones you can only use WhatsApp to communicate with the hotel team which also not very accessible or easy/quick to contact them. Compared to the prices of some other hotels, I would expect a decent room service at least but tesco across the hotel is your best friend.

Building work was being carried out on the building meaning due to the extremely loud drilling and hammering etc noise, the room was virtually unusable during the day. We were not informed this would be going on when we booked the room. If we had known we would not have booked as I have to sleep regularly throughout the day due to illness.

I loved the room I had. Spacious and spotless. Great to have snacks and drinks included. Breakfast was amazing downstairs. The location was perfect for me. Great value compared to similar hotels.

The keypad entry for entrance and lift and room may annoy some. But it didn't really bother me. A bar would have been nice. But there are so many in the area.

Attractive contemporary decor, and nice and quiet (I have a room that looked onto a lightwell). Having lockers available for guests is really brilliant. The location is very central; an easy walk from the station and perfectly situated for shopping around North Laine.

The A/C unit was a bit noisy. The vanity mirror in the bathroom was too far from where you stand at the sink to be able to see properly to do make-up, and the full length mirror in the room had terrible lighting, so no good for make-up either! Also no USB plug sockets which surprised me for a contemporary hotel room.

I could check-in beforehand, which was very easy. The hotel had auto-lock system so the stay was so safe. You don't have to communicate with staff - check-in / out can be done online.
