If being hyper critical parking is limited and if you don't get into the car park free parking on the road stops at 9am so it wont worry early birds, but those who like to slumber might find that a tiny bit restrictive, though a short walk away down the hill the parking is unrestricted. It certainly wouldn't put me off the place!! Plenty of places in town for evening meals too, which is only a short stroll away, you are between the town and the beach, couldn't be more convenient.
This is a hard one, other than the parking restrictions above there was nothing to complain about, everything was excellent, watch the shower though very slippy only because its super clean and new!

My Mum and I had a fantastic stay. The property is located in a lovely spot within walking distance to the beach and town centre. It wasn't too hilly and my elderly mother was able to walk it. We have already recommended this place to our friends and family.

There is limited parking, which can be a problem especially on busy days. Breakfast time is only one hour. No takeaway food is allowed in the rooms. Our window could not be locked. The shower room had been refurbished, but the basin was very small and the shower head poor.

Possibly the cleanest place we have ever stayed. Excellent breakfast.
Our room (Room 5) was very small, particularly the en-suite facilities. I think that this should be highlighted in the booking process, with this particular room described as a “small double”. The guest lounge is a garden room, not accessible from within the house and we didn’t use it due to the weather. Breakfast has to be ordered the previous day, down to the jams and marmalade, which felt rather regimented.

From the start to finish of our stay we were treated extremely well. Our room was large with everything we needed included a small fridge. Bed very comfortable with good linen. Bathroom large with very large shower. Good toiletries and large nice fluffy towels
Breakfast good ,well presented and delivered by pleasant staff.
Lovely garden , unfortunately the weather was not great otherwise we would have used the garden room with a honesty bar.
Walking distance from beach and town
The only downside would be the parking, not that many spaces.

Extremely clean and spacious with a perfect location for the town centre or Gyllyngvase beach. Also, it is easy to reach other local tourist destinations. The service was welcoming and unobtrusive. The garden room and honesty bar looked like a perfect place to relax (although we didn't try it) it was extremely well laid out and looked so inviting.
A lovely stay, and we would hope to return at some time.
Penzance - nothing to do with the Gyllyngvase, it was a disappointment though.

Room was clean and bed comfortable. We booked a superior room and bed was a good size. Just a short walk to Gylly beach which is fantastic with the bonus of a beach sauna which is highly recommended.
We stayed 3 nights and it is hard to pin down exactly what the problem was, as it was well appointed and a good price, but the place had the vibe of an old fashioned boarding house with a strict woman running it. Check in time was between 4-7pm and you were instructed to text to say within that time, when you would arrive. We duly texted, but apparently Elle didn't get the message as "we had texted Andrew's phone and he wasn't here"! We were made to feel it was our fault somehow. There were lots of rules pinned everywhere telling you what you couldn't do. Then there was the form to fill in for the next day's breakfast. That would be fine if just for the cooked breakfast, but it included everything - cereals, toast, tea/coffee, juice. I have never been to a B&B before where you don't help yourself to cereals, fruit, yogurt and juices at a table and then have the cooked option brought to you. Here they bring everything to you already served up. Our granola, fruit and yogurt choice was served in a cocktail glass(!), and the granola just a sprinkle on top. Cooked options were small too. (see photo of salmon and scrambled egg). It just felt like everything was strictly portion controlled and for the convenience of the staff rather than guests. When I inadvertently went through the wrong gate trying to find the garden room, the very curt "Can I help you!" and look of accusation on Elle's face made me feel more like an intruder than a lost guest. So overall the place was OK to stay in but, as another reviewer said, soulless.

We recently had the pleasure of staying at this wonderful guesthouse, and we can't recommend it highly enough! The location is perfect, just a stone's throw away from the beach and conveniently close to public transport. Firstly the lovely welcome and friendliness of the owners and all staff. The furniishings were modern, tasteful and exceptionally clean and the bed super comfortable.

We stayed just before the Easter weekend. The hotel is in the perfect location. Incredibly clean property and rooms. Felt very homely. All staff were very friendly throughout the stay. Elle welcomed us when we arrived and was kind enough to check us in early.
The room was very comfortable, clean and a very good size. All facilities were high quality. The breakfast options were good and the food quality was incredible. The staff were very keen to help if we had any questions.
We will definitely be staying at the Gyllynvase House again.
That we didn’t decide to stay longer. Should have extended.

It is such a stunning b&b! We stayed for my partner's birthday, and what a treat is was.

there were plentiful choices for breakfast and a good pre order system. The room and location were very good. Easy parking. I appreciated the magnified mirror on the window sill - very helpful for doing makeup.
The shower cubicle was abit small.

We received a warm welcome and was shown to our room. Free parking on sight, lovely comfortable room with soft towels, lovely toiletries and plenty of tea and coffee. The showering. Our room was a corner unit, so could be a problem for larger people but had piping hot water and the choice of a rainfall shower. Although near a road it was very quiet, as were the other guests. We slept like a log. The breakfast in the morning gave a choice of cereals and either full English or continental. The food and service was excellent. There were ground with a garden room offering drinks or for a short walk you can either go into the town or to the beach with its beach cafe, restaurant and bar. The staff were very friendly and it was a very pleasant stay.
Couldn’t fault it. Though on booking.com it said there would be chocolates and there were not. There were biscof for coffee. At the time of our stay there was scaffolding on our room-they had hope would be down but due to weather it was not and we were told immediately with an apology. It did not affect our stay.

Location is fabulous very close to beach, train station and town centre. Couldn't ask for better.
Breakfast choice is very good but you need to make selection night before for the following morning.
Most outstanding feature are the staff - everyone is very attentive and welcoming. 5 stars!
I had a single room and the bathroom/toilet were located separately along the corridor rather than ensuite which I hadn't realised when I made the booking. However, it would not prevent me re-booking this accommodation.

It’s location is great, short walk from train station and beach. Staff helpful, beds comfortable and breakfast choice was good.
If I was being fussy…the doors were a bit noisy when closing and a spare bed sheet would make a nice alternative to a duvet on a warm night.

The ground floor room we booked was very spacious with a small deck outside. There was a lounge in a separate small building with an honor bar. The large room with couch and easy chairs was very comfortable for resting or in case of inclement weather (frequent in Falmouth). Breakfast was ample; you could choose between a cooked breakfast or a more continental option, but it was not buffet style. The king sized bed was comfortable. Gyllyngvase House is a short walk up a rather steep hill from the Falmouth Town train station, about 10-15 minutes from the town and 4 minutes from the attractive Gyllyngvase Beach. There is a cafe at the beach serving simple meals, the only really close restaurant.
There were a number of fairly restrictive rules, some understandable (no pets, no young children), some not so much (you can bring in take-out food).

The property was in a good location with parking, the room was really comfortable and well maintained and clean. The grounds are lovely and also well maintained. The owner was very welcoming and friendly. Breakfast was great!
