Staff were lovely, and always helped us when we needed something. Close to everything.

The 10pm quiet rule didnt seem to be a blanket rule. Lots of inconsiderate guests. Found empty alcohol cans in one room, and the other stunk like cigarettes due to someone smoking inside the night before. I saw them, as the other room was booked for another couple.

The rooms were really clean which was a nice surprise as most other places stayed in Rotorua have been substandard in terms of hygiene. Staff are very friendly and welcoming. Also lots of blankets on the beds which was good as usually get really cold in motels with only one sheet and cover.

The couch in the lounge was a little lumpy to sit on.

I did nt receive a continental breakfast. The Hotel is very much in need of an upgrade. The bathroom is ok but very old,the hot water didn't work too well. The curtains over the sliding front door were falling off the rails. It all needs bringing up to date

We were rather apprehensive after reading previous opinions but our doubts were not realised. We had been staying at another property for several days and asked if we could stay for a couple more. This took us into 2 days of the Labour Day weekend and we were told we had to stay for 3 days and the price almost doubled. We could stay at this property for 2 days and the price was reasonable for Rotorua. We were warmly and efficiently welcomed. There is a shopping mall, which includes a major supermarket, a few minutes walk away. The unit we had was small but we not only knew this because of the booking.com information but the property emailed us in advance to make sure we were aware of this. The place was quiet. We wouldn't stay here for a week because of the size but for a couple of nights it was fine.

The wifi kept dropping out when we tried to use it in our room, even after the receptionist had tweaked it, but when I sat outside it behaved well. Fortunately the weather was warm and sunny. Parking was a little tight but the parking spots were numbered and driving through the property was on a one way system so it was easier to negotiate than you'd think.

The location is great and the staff are lovely

The accommodation is a bit old and tired, equipment/cutlery in the kitchenette is limited and old. In the upstairs room there was no wifi signal. I stayed here last year (2020) for the same event and it was ok, but I won't stay here again.
