The Layne is a boutique hotel in a historic 1912 building. It's been recently renovated and found the accommodation comfortable and updated with door gated security. The staff was very friendly and offered helpful advice. It is an easy walk to Union Square where one can catch the trolley or shop as well as numerous neighborhood type places to eat.

Like a lot of San Francisco, you will find quite a bit of homelessness and this area is no different.

There are many bad reviews of this property. If you are looking for a luxury resort, it is not the right place. However, if you are looking for a home base for your downtown San Francisco trip, this is a great option. It's extremely reasonably priced because it is so close to a notoriously poor neighborhood, the Tenderloin. However, it is not in that neighborhood. Occasionally homeless pass by, but not significantly more than other far higher priced hotels one or two blocks away. The whole place was meticulously clean, and while the towels may have been a bit threadbare, they were clean and the bed was very comfortable. The room had a fridge, microwave, and an ironing board. It literally had everything that I needed and extremely convenient location

Honestly, all of the reviews that I read leading up to the trip made me expect a much worse experience than I had. I don't think there was anything that I actually didn't like.

The cleaning lady was nice and ok

Reception + self claimed owner of this property knock on my door one morning and pointed at me saying I didn’t turn off the light of the shared toilet; I was half awake and confuse and said ok, but I don’t rmb it’s me who turned that light on, he said I’m lying, walk into another room on the same floor, bang the door proceed with yelling a word “beach” <— u know what it is. So I called him out right away and asked him who does think think he is talking to? Neighborhood; your neighbor is homeless and homeless is ok but this area are those who came up to bother you; be ready for going out and being blocked by a stranger standing in front of you and lots of cat calling ;)

Even the room was small, there were everything you need. The hotel looks old but the location and the room was amazing. it's nice and clean. The front desk was nice and helpful. Don't worry about the homeless or others because there are everywhere in this city. so the point is you can be safe and happy in this hotel.

The hotel was clean and safe feeling which is always a bonus for women travelling. The bed was the most comfortable bed I’ve slept in in a long time.The room was small but cozy with a walk in wardrobe to store all our luggage and had everything we needed including a hairdryer. The staff were extremely helpful with any questions about the hotel or the city and someone was available 24/7 at reception.

Family owned business, management on-site all day. Recently renovated, clean rooms. On the edge of Union Square and Tenderloin, so, yes, there are homeless people in the area (not ín the hotel), but I never, ever felt unsafe. Really enjoyed my daily chat with the manager. Would stay there anytime.

I had a perfect stay at Layne Hotel. The room was comfortable and it was very convenient to have a fridge and a microwave. The location is excellent, close to Powell st Station, and secure for a solo traveler. I paid for a shared bathroom, but the hotel wasn't full and they made sure I had my own toilet and shower. The staff is kind, helpful and available 24h. Very clean. I recommend this place and I would go back there. Thank you to Randy and his family, Justine.

Clean, safe, and comfortable- a great value for San Francisco! If you’re looking for an inexpensive lodging option, the Layne Hotel is a great choice. The staff were very friendly and helpful. Sharing the bathroom and shower wasn’t a problem for me. Having a sink in the room was nice. There’s also a TV, microwave and small refrigerator in the room.

No guests!!! For a room I’m paying for? That’s nuts and not listed in the booking description at all and only found out when trying to have one friend over for a drink before going out. Also no coffee maker in the room. And the family who runs it are not very friendly or approachable. Oh and no temperature control in the rooms without any fans for circulation. Just the small things that could make the stay so much more comfortable for the price.

Excellent location. A lot of homeless people around, so you need to be wary when walking, but the hotel owners give you good tips.

It can be noisy. There is a vibrant street life, and there are often sirens from emergency vehicles which seem to use this street a lot. If you are not sensitive to noise it is fine.

Very comfortable room - the two queen beds were great! Great to have a small fridge with freezer and a microwave. No air conditioner but able to open the windows for fresh air (has screens in the bedrrom windows). The staff are very friendly and helpful. Felt very safe inside the hotel - 24/7 reception and a gated locked front hotel door. Wasn't bothered by the homeless in the area. Good info in reviews about staying away from wandering into the Tenderloin area - safe to walk down Geary towards Powell and then head to Market street.

Unfortunately no coffee machine but I saw previous posts so brought my own coffee cup and Starbucks Vina instant coffee! There was a fellow outside the hotel hollering frequently during the night for a number of nights - but the hotel owner did find a way to contact someone and this seemed to put a stop to it!

As with most of San Fran / that area, the homeless people around the hotel was eye opening. However they keep to themselves and it is safe. Randy made sure to let me know of areas to avoid as well which was appreciated.

Great value for the price, close to the city center, 24 hour front desk, quite comfortable bed. I also appreciated the possibility to leave my bags till the evening at the front desk. Shared bathroom was clean. Even though it is on the edge of neighborhood with homeless people and drug addicts, the hotel and the whole block around felt safe. And staff at the front desk told me where to go and what areas to avoid.

The fridge in my room was really loud.

The Layne is definitely the best budget hotel in SF. It’s super clean and comfortable and the same family has owned and operated it for decades. The location is great as it’s central and just a few blocks from Union Square and BART. I’ve stayed in a lot of different hotels in SF over the years and the Layne is still my favorite.

Hotel in downdown in city center so everywhere is close. Have elevator so you dont have to pick up your bags to the 5 floor on staris :) Staff very helpful and nice the hotel met my expectations and even exceeded them. Rooms are big, beds okey and big, there is a internet, fridge, microvave and place where you can shave or clear your teeth I rcomended this place !

There should be in booking bolded information that hotel is taking deposit 250 $. They returned that money but I waited 6 working days for my money (10 days)
