We were in a separate building that didn’t have access to the rooftop pool. We were told the pool bar area would be open to 7:30- but it was closed at 6:30 which was really disappointing to us. We had changed our plans expecting tk be able to use it. I had for a room change and was told they’d call me back, and they never did.

Out of service elevator meant that I had to carry several large suitcases up three flights of stairs. Front of house staff were not helpful in this regard and instead tried to switch us to alternative (unsuitable) rooms. We should have been made aware of the issue ahead of time so that we could have cancelled.
There are also large queues at reception quite a lot of the time.
It's a shame to have to record these negative points because we stayed here previously some years ago and had an enjoyable stay.

The location is perfect - 5 minutes to the beach, 15 minutes to Lincoln st.. Private pool is also good. Both of the restaurants serve tasty food.
Cleanliness - we had cockroaches on the ground floor and terrace, ants in one of the bathrooms. The private pool is cleaned every other day.

This is more about south beach in general. We have been coming here for years and unfortunately we won’t be back . The whole area has gone nuts with pricing us out . Ridiculously out of line . It’s almost triple of what it was and I understand inflation, bring lots of cash .

The rooftop bar was 'closed for a private function'. Well thanks much!
The 'Valet Service' parking is outrageous. The hotel charges $45 per day to park your car although self-parking is totally doable. They promised 2-5 minutes maximum to retrieve the car, I waited 25 minutes, was late for a date dinner.. thanks much!
By the way, public parking is around the corner for $20 / day.
I asked the front desk at check-in if there are any alternative parking options and she said 'No'. Lied to my face.. I took the first day but then I found the public parking right there around the corner.. impossible for them not to know.

Noise all morning as being under / next to a restaurant (furniture moving and people running) / next to the kitchen (you hear all kitchen prep from 6-7am). Broken gutter being hammered by tree next to the window, all night. Insect bites both of my kids in the convertible sofa. No hot water for end of day shower.

When I booked it online, I booked for me and my fiancé to have a balcony upon arrival, they told us there was no balconies that we booked, which was false me being a smoker I was smoking outside their premises, and they decided to charge me for a smoking fee, which me and my fiancé clearly know that we did not smoke in the room so this place will do anything to take cash from you by all means whatever they can get never will I ever go back to this place again neither will my fiancé , another thing is one building looks decent the second building that they send us was horrible no elevator and there was a time where we couldn’t come out of the third floor because all doors were closed because they got jammed ??♂️

In pictures rooms were new and good, but in reality they have second building with old rooms and did not meet our expectations. The day we arrived elevator was not even working. We got charged $63 at restaurant in the hotel that no one knows about, when we asked about the charge no one called back from the hotel about the charge.

Jimmy, Mohamed, & Nnvette stood out for providing top tier customer service! They were polite & professional. The rooftop pool was amazing - too bad I didn’t find out about it until AFTER I’d already checked out. The pool we saw from our room looked abandoned so I had no idea there were 2 pools , wish someone would’ve told us during check in! Lemonade bar at lobby was delicious !
The towels in my room at check in had hair in them so I was already grossed out upon arrival, I contacted front desk and was told to come over and get more. I was not staying in the same building and it was extremely late so I didn’t like that. They also kept hanging up on me when I called down.
The rooms are very dated, modern furniture and decor, but the condition of the crown molding, bathrooms, and walls/ windows tells a different story. For that price point , the property should’ve been in better overall condition.the desk chair was stained and filthy…

We had a fantastic stay at the Kimpton Hotel. The staff were incredibly kind, warm, and always smiling. A special thank you to Johnny and Mario for their outstanding service and genuine hospitality.
The hotel is beautifully designed, very clean, and well maintained. The rooms are spacious, the beds extremely comfortable, and the overall service is truly high-level. We would happily return and highly recommend it!!!

Bathroom was a little run down - floor had cracked tiles and a cracked sink. Multiple times, we found slugs in our room. We discovered they were crawling from the outdoor patio into our room, which led us to believe there must have been a crack in the door frame.

Very comfortable room and a relaxed boutique feel throughout the hotel. The location is excellent — close to everything but in a quieter part of South Beach. We really enjoyed the pool area and the food there, and the beach setup with sunbeds was a great added benefit. Thoughtful touches like the water stations, ice machines and beach bag made the stay even more convenient.
Housekeeping was a little inconsistent at times, but this was promptly resolved once we raised it with the front desk.
The beach umbrella comes at an additional cost, which is worth noting, but these were minor points and didn’t take away from an otherwise very enjoyable stay.

I really like the location and the option to have room service as well as the 3 restaurant options at the hotel. The decor of the entire hotel, room size with the very large patio are excellent. The pillows are real goose down super comfortable, and I love the cappuccino machine inside the room. The shampoo and conditioner is very good. And I got two beach chairs at the beach included with my stay. Although I didn’t get a chance to use the bikes, we wanted to and it was a nice option to have.
I also want to commend the bellman. He was amazing, so helpful and polite helping with out things from pullup to take off.
There is public parking right around the corner for $20/night.
I recommend this hotel and will return for sure.
My complaints are that water should be available to make the coffee included in the room. But I love the cappuccino machine. Also, we waited from 12:30pm - 4:00 to check in. We went for lunch nearby, but came back and still needed to wait 2 hours to check in.

The hotel location was great. It was very quiet and cozy, our room was very clean, and the staff were very friendly. There were also good restaurants with healthy food within walking distance of the hotel
This wasn’t my first time visiting Miami. I’ve stayed at both expensive and budget hotels before, but this hotel truly had nothing that I didn’t like. In my previous hotels, there were always a few things I wasn’t happy with.

The location was perfect near everything I needed and wanted to do for Miami F1 weekend. The staff were excellent.
The carpet in the hallways had a not so nice smell to them coming off the elevator.

Lovely spacious rooms, also a fantastic roof top pool and bar area. Great air con - a must in Miami!
We also got a great welcome at check in from Adriana, who was super helpful and managed to arrange an early check in.
No water in the room unless you wanted to stump up $8. Only hotel we used this trip that did not provide complimentary water. Also the only mirror is in the bathroom, not great for putting in make up etc

Long lines at front counter. They also had an issue with their key coding machine so we where unable to get a key to our room immediately upon checkin.
Chairs on the beach provided but not umbrellas. For the cost of the room, umbrellas sb included.

The front desk did a great job at getting us into our room. We were only here for a couple of days before our cruise and stayed here in Miami. The staff got us into our room earlier than expected which we were fine waiting for regular check in. Appreciate them going above for us. Also told us about the two hours we get on bikes provided if we wanted to use them. As well as pointed us to our location for reserved chairs at Miami Beach. Would consider this hotel again if I’m in Miami

What can I say about that hotel is five stars in my book had no problems with nobody.It was beautiful.The bartenders was nice.The front desk was nice.The staff was good people.I loved at that hotel.I would recommend that for anyone.If they go into miami, they would definitely have to stay there
